Brighton Growth
With plentiful land at affordable prices, Brighton has attracted residential development that ranges from townhomes to executive housing. Over the past decade, Brighton and communities within a 10-mile drive have issued a combined 2,400 building permits a year on average.

Brighton has issued building permits for nearly 5,300 residential units since 1997, an average of 526 units each year.
During that time, a number of developers have recognized opportunities in the local multi-family market. Five major projects broke ground in 2002, and more multi-family development followed, providing housing affordable to a wide range of buyers.
Single-family housing construction has remained strong. New housing ranges from the high $100,000's for town homes to more than $500,000 for executive housing. Buyers find that Brighton still provides a significant value when compared with homes in other parts of the Denver metro area.
The table below shows housing permits by jurisdiction from 2001 to 2006. Generally, housing permits convert to occupied housing units within 6 to 9 months. During the past six years:
- The primary trade area has averaged 2,400 new units per year. Almost half of those permits were issued in Commerce City, while Brighton captured 25%.
- The secondary trade area has averaged an additional 600 units per year.
- A total of more than 18,000 new residential units have been permitted in the trade area.

Trade Area Growth Potential
- More than 161,600 people in 56,500 households live within a 10-mile drive of Brighton, and that trade area is growing rapidly. Within the next 20 years, we project that it will grow to 319,400 residents in 109,100 households.
- Nearly 52,600 new residential units are under construction, have been approved or are being planned within that radius. They willl result in 157,800 new residents.
- Within the city of Brighton, more than 15,800 new housing units are under construction, have been approved or are in the planning process.
- Nearly 24,500 new residential units have been permitted in northern Commerce City, the majority within five miles of Brighton.
- More than 4,000 new units are planned in Lochbuie, northeast of Brighton.
- In unincorporated Adams County, just west of Brighton, more than 8,300 dwelling units are under construction or have been approved.

Brighton Approved/ Under Construction
About 40 percent of the 6,175 units approved in Brighton have already been constructed. Another 11,800 dwelling units are in the entitlement process. Nearly half (4,500) will be within the Prairie Center project.

Commerce City Area
Commerce City has approved nearly 24,500 units, all of which are within a five-minute drive of Brighton. They will be located in Commerce City's “Northern Range” area, which is located between the Rocky Mountain Arsenal and E-470.
